Everything below is how we already work day to day. If anything here doesn't fit your
situation, tell us and we'll figure it out together.
Booking fee for a first shoot
The first time we work together, a booking fee holds your date: $100 for a
listing shoot, or 25% of the total on content days, podcast
days, and anything over $400. It is not an extra charge — it comes off your total, so a
$549 listing means $100 now and $449 when the work is delivered.
Your date is on the calendar once the booking fee is in. Until then we can hold it
informally, but somebody who has paid takes priority.
The booking fee is non-refundable if you cancel, because it pays for the day we set
aside and the other work we turned down for it. If you need to move the date, tell us at
least 24 hours ahead and the fee moves with you — free, one time, good for 60 days. A
second change or a same-day cancellation uses the fee up.
Retainers and repeat work are handled case by case — talk to us.
Payment
Apart from the booking fee, you see the work before you pay the rest. Your delivery link
goes out with the full gallery, so you can look through every photo and watch the video
before the balance is due. The invoice comes with that link and is due before the media
goes live on MLS or social.
We take Zelle, card, or bank transfer. If your brokerage or a client is covering the
bill, just tell us who to send it to.
Rescheduling and cancellations
No rescheduling fee when you give us notice. Tell us 24 hours ahead and we'll move you,
booking fee and all.
If we show up and the house isn't ready, we'll still find you another date, but the
booking fee stays with us for the trip we already made. If that new date lands more than
30 days out, it takes a new booking fee.
Cancel outright, or cancel the morning of, and the fee stays with us — that is the date
we couldn't fill again on short notice. Nothing beyond that, no hard feelings, and we'll
shoot for you next time.
Weather and access
Drone flights, twilight shoots, and exterior photos depend on weather and airspace we
don't control. If conditions won't do the property justice, we'll reschedule that portion
at no charge rather than deliver something you can't use.
We do need access on the day of the shoot. Lights on, blinds open, cars moved off the
driveway, and pets somewhere safe gets you the best possible result and keeps us on the
24-hour turnaround.
Turnaround and delivery
Standard delivery is within 24 hours of the shoot for photos, and 24 to 48 hours when
video is involved. Larger properties, full podcast episodes, and monthly content batches
run on their own timeline, which we'll confirm with you up front.
Everything arrives on one link.
Revisions
If something in the edit isn't right, tell us and we'll fix it. Color, a crop, a caption,
a clip that ran long. We'd rather redo it than have you post something you're not proud
of. Reshoots for a change of plan are quoted as a new shoot.
Copyright
Under US copyright law, AM Media owns the copyright to the photos and video we produce.
That copyright stays with us unless we've agreed otherwise in writing. What you receive
is a license to use the media, described below.
How you can use the photos and video
Whoever pays for the shoot gets the license. You can use the media in any print or
digital marketing for that property, for as long as it's listed. MLS, Zillow, your
website, social, flyers, paid ads, brokerage marketing — all covered, no extra fees and
no per-download charges.
The same goes for anything else we record for you — podcast episodes and the clips we cut
from them, content days, headshots, business and brand video, remodel and renovation work,
rental shoots, event coverage. That media is licensed to you and your business for good.
Any platform, any time: Instagram, TikTok, YouTube, Facebook, LinkedIn, your website, your
newsletter, your podcast feed, Spotify and Apple, paid ads, printed marketing, signage, a
pitch deck. Publish it, run ads against it, monetize it, cut it up and re-crop it. No
expiration and nothing to check back with us about.
On listing work, the license is tied to that listing. If the property sells and later
relists with someone else, or if a builder, stager, lender, or another agent wants to use
the same media, reach out first. Licensing for third parties is usually easy and
inexpensive, we just need to know about it.
Please don't resell the files, hand them to another photographer to re-edit, or feed them
into an AI tool to generate new images. Anything else you have in mind, just ask — the
answer is usually yes.
Our own portfolio
We may show work from your shoot on our website, our Instagram, and in our portfolio.
If a property or client is sensitive about that, say the word and we'll keep it private.
Retainers
Monthly plans are month to month. No contracts and no early termination fees. Cancel with
30 days notice and you keep everything already delivered. Unused shoots or videos in a
given month don't roll over, since the plan reserves our calendar time for you.
File storage
Your delivery link stays live for 30 days. Please download everything you want to keep
within that window. We usually hold on to the original files longer than that, so if you
need a re-download later just ask and we'll see what we still have — but plan on saving
your files somewhere of your own.
